No coating, no recoat schedule. We mechanically grind, densify, and polish the slab itself through a progression of diamond grits, then seal the pores with a penetrating densifier. The Grind and Densify Sequence

Polishing is a mechanical process, not a coating applied on top of the slab. Every step refines the surface a little further, and skipping a grit stage shows up as scratch marks the next stage cannot fully remove.

Coarse Metal Bond Grind

Metal bond diamond tooling in the 50 to 100 grit range strips old coatings, opens the surface, and levels high spots and trowel marks left from the original pour.

Chemical Densifier

A lithium silicate densifier is applied and worked into the open pores, reacting with the concrete to harden the surface from the inside instead of sitting on top of it.

Fine Metal Bond Grind

A second pass with a finer metal bond diamond closes the scratch pattern left by the coarse grind and prepares the slab to accept the resin bond stages.

Progressive Resin Polish

Resin bond diamonds step up through the grit range, each pass removing the scratch pattern of the one before it and building sheen and clarity into the surface.

Guard and Burnish

An optional stain guard is applied for slabs exposed to oil or chemical spills, then the floor is burnished to the gloss level you chose, from a soft satin to a full high shine.

Because the shine comes from the concrete itself and not a film sitting on top, there is no coating to peel, bubble, or wear through under a forklift tire. The densifier reaction is permanent, so the floor does not need a recoat cycle the way an epoxy or urethane system does.

Maintenance is dust mopping and an occasional auto scrubber pass. The stain guard can be refreshed on a working floor, but the ground and densified slab underneath it stays as is for the life of the building.

Finish Options From Matte to Mirror

Every finish uses the same grind and densify base underneath. How far we take the grit progression, and whether dye goes in before polishing, is where the look changes.

Cream or Matte Finish

Grinding stops early in the sequence for a low sheen, high traction surface. Common in loading areas and back of house spaces where slip resistance matters more than shine.

Satin Finish

A mid grit polish that leaves visible aggregate and a soft, even sheen. A common choice for warehouse floors and showroom spaces that see forklift and cart traffic daily.

High Gloss Finish

The full grit progression through 3000 grit polishing pads for a reflective, near mirror surface. Popular for retail floors and showrooms where light bounce matters.

Dyed Accent Finish

Integral concrete dye is worked into the slab before the polishing stages begin, adding color without an applied coating between the dye and foot traffic.

How the Grind and Polish Schedule Runs

Larger warehouse and retail floors run in phases so a working business does not lose full use of the space. We will walk the site and confirm the exact schedule before we start.

1 Grind and Level Coarse Pass

Coarse metal bond diamonds strip old coatings and level the slab. Cracks and low spots get patched before grinding continues.

2 Densify Chemical Set

The lithium densifier goes down and reacts with the slab. This step needs to fully cure before the finer polishing passes begin.

3 Polish Progressive Grit

Resin bond diamonds step up through the grit range toward the gloss level you chose, each pass refining the surface further.

4 Final Day Guard and Burnish

Stain guard is applied where needed and the floor is burnished to final sheen. Full traffic can typically resume the same day.

Polished Concrete Questions We Hear Most

How is polished concrete different from an epoxy coating

Epoxy is a coating applied on top of the slab. Polished concrete is the slab itself, mechanically ground and chemically densified. There is no film that can peel, chip, or wear through under heavy traffic, because there is no film to begin with.

Will forklifts and pallet jacks damage a polished floor

A properly densified slab handles point loads from forklifts and pallet jacks well, since the wear surface is the concrete itself rather than an applied coating. Steel wheels can still scuff the finish over time, which is normal wear rather than failure.

What gloss level makes sense for a warehouse versus a showroom

Warehouses and loading areas often stop at a satin finish for slip resistance and lower dust generation during grinding. Showrooms and retail floors more often go for a high gloss finish to maximize light reflectivity.

Does polished concrete ever need to be recoated

No. The densifier reaction is permanent, so there is no recoat cycle the way there is with epoxy or urethane. A stain guard, if applied, can be refreshed on a working floor without touching the polished surface underneath it.

Can an existing slab be polished, or does it need to be new

Most existing slabs that are structurally sound can be polished. We check for excess moisture, prior coatings, and surface condition during the estimate. A new pour needs adequate cure time before grinding can start.
